Pateling Jaya (PJ) is within the district of Petaling which is one of the most populated district in Selangor. PJ is not far away from KLCC, it is closed to Taman Tun Dr Ismail (TTDI) and surrounded by few areas which have been developed successfully in the past eg. Desa Park City and Kota Damansara.

The price/ft2 is approx. 7% and 21% higher than Neo Damansara and Boulevard Residence Damansara, respectively.
This might be due to lower density as shown below:
Sé terra ~ 46units
Neo Damansara ~ 266units
Boulevard Residence Damansara ~ 300units
Based on 90% loan for RM1,038,000, say BLR6.6%-2.2% = 4.4% interest per annum, for 30 years. The monthly repayment is approx. RM4,678. If you are planning to buy & rent for investment, you need to take these into consideration: Will ppl willing to pay more than RM4,678 per month to rent a place in KLCC?
Don't forget the approx. monthly repayment of RM4,678 excludes following items:
a) Maintenance fees
b) Assessment tax
c) Quit rent
d) Interest rates increased for the loan (this is the main risk as BLR still low at the moment)
Another point, the density is low ~ means you might need to pay more for the maintenance fees??
Buy & rent market, you are targeting a smaller group of people especially expat to rent it.
For own stay, with a starting price from RM1,038,000, you might need to consider ~ do you really want to stay in a place sharing facilities with other ppl? someone stay next door (sharing external walls), someone stay above (sharing roof) or someone stay below (sharing floor)? Low rise, only 5 storeys above ground, means less chance to have a nice view from the condo?
