Kajang is far away from KLCC, that's why the price/ft2 is lower compare with developments around KLCC.

  • Ramal Residence @ Sg. Ramal, Kajang ~ price from approx. RM257/ft2 (price info @ July 2011) ~ Sutera Residences is approx. 15% higher  
  • Ramal Villa @ Kajang ~ price from approx. RM279/ft2 (price info @ Jan 2011) ~ Sutera Residences is approx. 6% higher  
Also compare with developments closed by:
  • Kinrara Residence @ Puchong ~ price from approx. RM479/ft2 (price info @ Sept 2011) ~ Sutera Residences is approx. 62% lower 
  • D'island Residence @ Puchong ~ price from approx. RM493/ft2 (price info @ Sept 2011) ~ Sutera Residences is approx. 67% lower  


My View:
The price/ft2 is about the same as Ramal Residence and Ramal Villa, therefore is consider reasonable. Although price/ft2 is slightly higher, this might be due to better location , better developer etc.

If you compare with developments in Puchong,, the price/ft2 is around 60% lower. Puchong distance from KLCC is about the same as Kajang. Is it worth to pay extra 60% to invest in Puchong??

Another interesting comparison is with my previous blog, Cubist Bungalow @ Ulu Klang which cost approx. RM535/ft2 ~ 81% higher than Sutera Residences. Again distance from KLCC is about the same. You might say this is bungalow, not Semi-D....but is it worth to pay 81% more to get a bungalow which located similar distance from KLCC??

Based on 90% loan for RM850,000, say BLR6.6%-2.2% = 4.4% interest per annum, for 30 years. The monthly repayment is approx. RM3,830. If you are planning to buy & rent for investment, you need to take this into consideration. Will ppl willing to pay more than RM3,830 per month to rent a place in Kajang?

For buy & rent market, this is not really a good investment opportunity.

For own stay & hoping to sell it with profits in the future, you might consider this compare to those in Puchong or Ulu Klang (shown above).

Again I still believe the property prices in Klang Valley are too high at the moment and should collapse soon (maybe after 2012 election). Unless you are desperately to invest now, we shall keep more cash in hand for rainy days.
